After hard wind or driving rain
Record the date and approximate time of the weather. From the ground, photograph displaced material, loose flashing or gutters, fallen material and any new interior moisture. Do not climb onto a wet or damaged roof.
- Save wide photos and close views from a safe position.
- Note when a stain or drip first appeared.
- Keep temporary-protection and repair receipts.
- Ask for the roof condition and proposed scope in writing.

A ceiling stain is a clue—not a diagnosis
Water can travel along decking, framing, flashing or insulation before it becomes visible. Note the room, the stain’s shape and whether it changes during wind-driven rain, trade-wind showers, or prolonged rainfall.
A useful assessment should trace the likely entry path and explain whether the issue appears isolated or part of a broader system concern.
